Why An Outside Operator

Your own photos are your own photos.

When a project goes sideways, you are the interested party — and that is exactly how your documentation gets treated. A record captured on a fixed schedule by an outside operator with no stake in the outcome is a different kind of record. It is dated, it is consistent, and someone other than you can speak to what it shows.

North Carolina is a bad state to be under-documented in. There is no right-to-cure statute here, so nobody is required to give you a chance to fix something before you get sued over it. The repose window runs six years from substantial completion — and if you offer a 1-2-10 warranty, you have signed away that protection out to ten.

Ten years is a long time to rely on a phone that left the company in year two.

The Draw

Most of a draw package is a photo problem.

Stripped down, what you have to show the bank is that a defined scope got built between the first and the thirtieth. That is a photography job. It is also the one task your field team is structurally worst at doing consistently, because they are busy doing the actual building.

A scheduled visit lands in the same window every cycle. The images are already dated, already organized, already sitting in a folder named for the month. Nobody on your staff spends Friday afternoon scrolling backwards through a camera roll.

Additional visits on any plan are $275. Projects outside the 22-county service area are quoted individually. Building houses rather than commercial? Builders is priced for that.
